Sales Overview

In April 2025, there were 393 closed home sales in Washington County—just above the 387 we saw in April of last year. That’s about a 2% increase, showing that the market remains healthy and active.

Luxury Market Breakdown

While overall sales are up slightly, the luxury segment did experience some cooling:

  • $1M–$2M homes: 40 sales this April vs. 52 last year (a 23% drop)
  • $2M–$3M homes: Just 2 homes sold this April compared to 9 last year (a 78% decrease)

These shifts suggest a more cautious approach among high-end buyers recently.

Pending Listings & New Listings

Pending listings—homes that went under contract in April—were at 415, down from 444 last year. While this represents about a 6.5% dip, it’s worth noting that April 2024 was exceptionally active. By comparison, this April was still solid, and year-to-date, pending listings are actually up by about 1%.

As for new listings, April brought 609 homes to the market, slightly up from 589 last year (a 3% increase). For the year so far, new listings are up 16%, showing steady seller confidence and ongoing movement in the market.

Inventory Levels

Active inventory continues to climb. There are now 1,772 homes on the market in Washington County—up from 1,295 this time last year, marking a 37% increase. This rise isn’t because homes aren’t selling—it’s due to an influx of new listings entering the market.
