Hi, Chase Ames with the Ames Team Realty here in Southern Utah, here to give you your Washington County real estate market update for the month of July, 2025.
Let’s jump into sales report and see what’s going on with the MLS for the month of June. So in June, it said the average sales price was $685,000.
And that’s up about $54,000 compared to what it was in June of last year, when it was 631,000. So about a 9% increase. Now that’s what the MLS is showing.
If there’s a couple more million dollar or multimillion dollar homes that sell is going to skew the average. What we are seeing and feeling and sensing in real estate is that let’s say it’s a cookie cutter type neighborhood homes that were selling a couple of months ago, say three, four or five months ago, homes that are identical to that. Now they really are selling for less.
So we are seeing prices come down. We are seeing prices soften, even though the MLS is showing that the average sales price and even the median sales price is up. We are sensing and feeling that prices are softening a bit.
As far as sold listings go, it was 368 last month, which was about a 7% increase over June of last year. Now for pending listings, pending listings are properties that have new accepted offers on them. There were 351, which is about an 18% increase over June of last year.
So in almost every stat we’re going over today, both in the month to month and over year to date, everything is up in number of closed listings, a number of active listings and pending listings and new listings. Really everything is up across the board. So don’t listen to all the media news that everything is down because really about the only thing down that we’re really feeling is that prices are softening.
Now for active listings, there’s 1,801 active homes on market right now, which the same time last year, they’re only 1,264. So about a 43% increase. And then for new listings coming on market, there were 488 that hit last month.
And that’s about a 4% increase compared to June of last year and year to date, almost 15% more homes that come up for sale. So if we’re talking supply and demand, the supply is extremely high and the demand is quite high, but sales are up across the board.
