🏡 2025 Market Overview – 2025 was a strong and steady year for real estate in Washington County. Home prices held relatively stable, sales increased, and buyer demand remained active throughout the year.

💰 Home Prices – The average home price in 2025 was $643,000, up about $10K from 2024. The median price was $525,000, a $6K increase year over year — showing only modest price movement overall.

📈 Sales & Luxury Market – A total of 4,257 homes sold, a 5% increase from 2024. The luxury market set records with 39 sales over $3M, including 9 homes over $5M, marking the strongest luxury year ever in Washington County.

🏘️ Inventory & New Listings – Inventory rose because more homes came to market, not because sales slowed. There were 6,812 new listings (+9.5%), and 1,744 homes for sale at year-end.
