📊 Home Sales – 410 homes sold in June, up 4.9% year-over-year. Year-to-date sales reached 2,263, an increase of 2.9% compared to the same period last year. The increase in both monthly and year-to-date closings indicates that overall market activity remains steady despite higher inventory levels.

📝 Pending Sales – 413 homes went under contract in June, a 19.7% increase from 345 in June 2025. Year-to-date pending sales are up 6.1%, signaling continued buyer demand heading into the second half of the year. The strong increase in contract activity may support continued sales growth during the coming months.

💰 Pricing Trends – The average sale price declined to $650,584, down 5.8% year-over-year, while the median sale price decreased 3.6% to $525,500. Meanwhile, the average active list price increased 4.6% to approximately $877,000, and the median active list price rose 2.9% to $617,500. The difference between listing and sale-price trends suggests that the mix of homes selling in June shifted toward more moderately priced properties.

💎 Luxury Market – A total of 50 homes sold for more than $1 million in June, unchanged from the same month last year. However, activity above $2 million declined from 16 sales last June to eight this year, while sales between $1 million and $2 million increased from 34 to 42. Luxury demand remains present, although activity was more concentrated in the lower portion of the luxury price range.

🏘️ Inventory Levels – 1,983 active homes were available for sale at the end of June, an 8.8% increase year-over-year. New listings totaled 509 for the month, up a modest 2.0% from June 2025. Buyers continue to benefit from more available choices, while the relatively small increase in new listings suggests inventory growth is also being influenced by homes remaining on the market longer before selling.

📦 Market Balance – The absorption rate increased slightly to 5.5 months, compared to 5.36 months last year. This continues to place the Washington County market within generally balanced territory, where neither buyers nor sellers hold a significant overall advantage. Increased inventory is providing buyers with additional negotiating room, while strong pending activity continues to support sellers.

Days on Market – Average cumulative days on market declined to 73 days, down 11.0% from 82 days last June. Median cumulative days on market also decreased, falling from 39 to 36 days. Although year-to-date marketing times remain somewhat higher than last year, homes that closed during June generally sold faster than those closing during the same month in 2025.
